Property Access

  • Guests have complete access to the entire home, including the private driveway, outdoor spaces, and all community amenities.
  • Community Pool – Access to the community pool.
  • Private Beach Access – Accessible within a short walk from the property.
  • On rare occasions, it may be necessary for maintenance staff, management, or contractors to access the property for urgent repairs or scheduled service. Advance notice will be provided whenever possible.

Policies and Rules

By booking this reservation, you agree to the following policies, terms, and conditions:

Minimum Age Requirement

  • Guests must be at least 25 years old to book. If the guest who made the reservation is under 25, the reservation will be canceled, the guest required to vacate, and the unused portion refunded minus a $250 administrative fee.

Guest Responsibility & Occupancy

  • The reservation holder must be present for the stay and may not book on behalf of another party. Identification may be requested at check-in.
  • Maximum occupancy: 8 guests. Do not exceed the occupancy limit at any time.
  • Only registered guests are permitted. An additional fee of $100 per unauthorized guest per night will apply, and the stay may be terminated without refund if unauthorized guests are discovered.

Noise Policy

  • Maintain low noise levels between 10 PM and 8 AM and observe established quiet hours where applicable. Repeat violations or excessive noise complaints may result in fines or immediate eviction without refund.

Smoking Policy

  • Smoking and vaping are not permitted inside the property. Smoking outdoors must occur at least 10 feet from doors, windows, and balconies. A $500 fine will be charged for indoor smoking, plus any necessary cleaning or repairs.

Party and Event Policy

  • Parties and special events are not permitted unless approved in writing by management prior to arrival.

Pool / Hot Tub Usage

  • Use of community or private pool or hot tub is at your own risk. Children must be supervised at all times. No glass is permitted near the pool or hot tub.

Pet Policy

  • Pets are welcome only with prior written approval and payment of the applicable pet fee.
  • Pet Fee: $200 per pet (Limit of 2 unless otherwise approved)
  • Weight Limit: 40 lbs per pet
  • Restricted Breeds: Pit Bull, Doberman, Rottweiler, German Shepherd
  • Pet Registration Required: Complete the Pet Registration Form (in your guest portal) and provide up-to-date rabies vaccination details. Pets must wear a current rabies tag when walking on the premises. Management may request proof of vaccination in cases of aggressive behavior or in case of a bite.
  • A $500 fine per pet will apply for undisclosed pets, non-payment of fee, or lack of registration. If evidence of a pet is found and the number is unknown, at least one pet will be assumed for fee purposes.

Damage Responsibility

  • Guests are responsible for any damage caused beyond normal wear and tear. Repair or replacement costs will be billed if necessary.

Utility Usage

  • Utilities must be used responsibly. Excessive or negligent use (e.g., running AC with doors/windows open) may result in additional charges.
  • Air conditioning is available year-round. Do not set the thermostat below 70 degrees in the spring and summer months.

Property Transfer/Sale

  • The property may be sold or transferred at any time. Should a sale occur after your booking, advance notice will be provided whenever possible.

Eviction and Refund Policy

  • Guests who violate house rules may be evicted without refund for any unused nights. Removal for violations constitutes removal "for cause" under Florida Statute § 509.141(2).

Personal Property

  • We are not responsible for lost, stolen, or abandoned personal items. Check for your belongings before departure.

  • Down Payment: 10% due at booking.
  • Final Payment: Due 14 days prior to check-in.

  • Booking Fee: Covers guest support, cleaning coordination, maintenance, property upkeep, marketing, and administrative operations.

  • Cleaning Fee: Includes professional cleaning after each stay, sanitization, fresh linens and towels, restocking of toiletries and paper goods, trash removal, and inspection.
