Property Access
- Guests have complete access to the entire home, including the private driveway, outdoor spaces, and all community amenities.
- Community Perks: Access to the community pool and private beach access, just a short walk from the property.
- On rare occasions, it may be necessary for maintenance staff, management, or contractors to access the property for urgent repairs or scheduled service. Advance notice will be provided whenever possible.
Policies and Rules
- By booking this reservation, you agree to the following policies, terms, and conditions. Please treat this vacation rental with the same care and respect you would your own home.
- Guests must be over 25 to book this property.
- The guest who booked the reservation must be present during the stay and may not book on behalf of another party. Identification may be requested at check-in to verify the reservation holder.
- Maximum occupancy is 8. Please do not exceed the maximum occupancy limit for the property at any time.
- Only registered guests are permitted on the property. An additional fee of $100 per unauthorized guest per night will apply, and the stay may be terminated without refund if unauthorized guests are discovered.
- Parties and special events are not permitted unless arranged and approved in writing by management prior to arrival.
- Please respect our neighbors and maintain low noise levels between 10 PM and 8 AM. If the property is in a community with an established quiet hours policy, those rules must also be observed. Repeat violations or excessive noise complaints may result in fines or immediate eviction without refund.
- Pets are welcome only with prior written approval and payment of the applicable pet fee. A $500 fine per pet will apply if a pet is brought without disclosure, fee payment, or completion of the required pet registration form prior to check-in. If evidence of a pet is found and the number of pets is unknown, it will be assumed that at least one pet was present for the purpose of assessing the fine.
Pet Policy
- Pets allowed with prior written approval and pet fee. A $500 fine per pet will apply for undeclared pets.

- Restricted breeds: Pit Bull, Doberman, Rottweiler, German Shepherd.

- Pets must wear a current rabies tag when walking on the premises. Management reserves the right to request proof of vaccination in cases of aggressive behavior or if a pet bites another guest.
Smoking Policy
- Smoking and vaping are not permitted inside the property. Smoking outdoors must occur at least 10 feet away from doors, windows, and balconies.
- A $500 fine will be charged for indoor smoking, plus any necessary cleaning or damage repairs.
Pool / Hot Tub Usage
- If the property includes access to a community or private pool or hot tub, use of these amenities is at your own risk.
- Children must be supervised at all times, and no glass is permitted near the pool or hot tub areas.
Damage and Eviction Policy
- Guests who violate the House Rules, cause disturbances, exceed occupancy limits, bring unauthorized pets, cause property damage, or otherwise breach the terms of this reservation may be evicted without refund of any unused nights. Removal for violation of these terms constitutes removal "for cause" under Florida Statute § 509.141(2).
- Guests must promptly report any damage that occurs during their stay. Failure to report damage may result in UMB Vacations charging the credit card on file for the full cost of repair or replacement. By booking this property, you authorize UMB Vacations to process such charges if necessary. Notice of the charge and supporting documentation will be sent to the email address provided at booking.
Utility Usage
- Air conditioning is available year-round. Please do not set the thermostat below 74 degrees during the spring and summer months, as running it too low can cause the system to freeze and may result in service interruptions.
- Please avoid leaving windows or doors open while the AC is operating.
- Please help conserve energy by using utilities responsibly. Excessive or negligent use may result in additional charges.
Personal Property
- Management is not responsible for any lost, stolen, or abandoned personal items. Please check for your belongings before departure.
Notice of Sale of Property
- As this is a private residence, the property may be sold or transferred at any time. If a sale occurs after your booking, every effort will be made to either honor your reservation or assist in finding comparable accommodations. Advance notice will be provided whenever possible to minimize disruption.
Fees and Payments
- 10% down payment is required at the time of booking to secure your stay.
- Final payment is due 14 days prior to check-in.
- Booking Fee: This fee helps cover guest support, cleaning coordination, maintenance coordination, property upkeep and assurance, marketing/listing exposure, and administrative operations.
- Insurance Fee: This fee provides accidental damage protection during your stay, covering accidental damage up to a certain limit.
- Cleaning Fee: Covers cleaning, sanitization, linens, towels, restocking of toiletries, trash removal, and inspection.
- Pet Fee: $200 per pet (Limit of 2 unless otherwise approved). A $500 fine per pet applies for undeclared pets.
- $100 per unauthorized guest per night.
- $500 fine for indoor smoking, plus any necessary cleaning or damage repairs.
- Unauthorized late checkouts may result in additional charges of $100 per hour.
